The property is a boater’s dream with 200′ dock, RC boat lift, and 6 feet of water at the end. A quick 3 mile run gets you to Pensacola Pass and the Gulf of Mexico. Gulf Islands National Seashore is directly across the Lagoon less than a mile away. Grand Lagoon is home to the finest grass beds around and offers excellent fishing for reds, speckled trout, flounder and mullet.
The house is very well built, with an extremely stiff structural system, Andersen impact doors & windows, heavy ga. painted metal roof, native cypress siding, custom powder coated aluminum handrails, and the list goes on. The interior is anchored with re-claimed wide heart pine flooring that has its own built-in glow, custom cypress cabinets, and a custom designed mahogany front door built by Randy Smith. HVAC is two extremely efficient, state of the art geo-thermal heat pumps. Master Bath & Bath 2 have radiant floor heat for toasty toes in the winter. Primary electrical systems are served by a separate generator panel. Also the home has built-in sound fed from the Media Room, a whole house water filter and central vacuum with under cabinet inlets in the Kitchen and the 2 main baths.
The house has a porte cochere for two cars and a separate shop with an enclosed garage for 1 car with lots and lots of storage.
